Debbie James is a luxury real estate advisor with Scenic Sotheby’s International Realty specializing in 30A and Florida’s Emerald Coast. With more than two decades of experience, Debbie works with buyers, sellers, and investors, with particular expertise in luxury second homes, investment properties, and vacation rentals.

Debbie began investing in real estate in 2000, buying, renovating, and flipping properties well before it became mainstream. Since then, she has personally bought and sold investment properties, owned and managed vacation rentals, renovated homes, and partnered in the design and construction of spec homes along the Emerald Coast. That hands-on experience gives her a perspective that goes far beyond the transaction itself.

Together with her husband, Michael, Debbie co-founded Paradise Beach Rentals, a vacation rental management company they successfully grew and later sold while maintaining a 97% owner retention rate. The experience gave Debbie an in-depth understanding of vacation rental performance, operating costs, guest appeal, and the features that can influence both rental income and long-term value.
