Debbie James is a luxury real estate advisor with Scenic Sotheby’s International Realty specializing in 30A real estate, luxury second homes, investment properties, and vacation rentals. Licensed since 2004, Debbie has closed more than $300 million in career real estate sales and consistently ranks among the top 100 real estate agents in her market. In 2025, she was also recognized with an individual RealTrends ranking.

Debbie began investing in real estate in 2000, buying, renovating, and flipping properties well before it became mainstream. Since then, she has personally bought and sold investment properties, owned and managed vacation rentals, renovated homes, and partnered in the design and construction of spec homes along 30A and the surrounding area.

Together with her husband, Michael, Debbie also co-founded and later sold Paradise Beach Rentals, a vacation rental management company they grew while maintaining a 97% owner retention rate. That experience gave her firsthand knowledge of vacation rental performance, operating costs, property selection, guest appeal, and long-term value.

Today, Debbie brings that combination of real estate expertise and firsthand ownership experience to buyers, sellers, and investors throughout 30A.
